Welcome back to my blog!  Exciting things continue to happen in the real estate market all over Las Vegas! From Summerlin to Henderson, the Northeast (Providence) and Southern Highlands, the Las Vegas valley continues to provide good real estate values when compared to other parts of the country. We still have great weather (no snow shovels or galoshes here), so don’t miss out on your chance to live in this exciting city which provides every type of accommodation, dining and entertainment venue you can think of.

A word about the Real Estate market: The median list price in LAS VEGAS, NV this week is $247,700, down slightly from our last report. There is no question the market is slowing. The median price is holding generally or slightly down and the investors are gone (along with foreclosures and short sales) allowing home buyers a chance to compete on a level playing field. FHA financing with its $287,500 cap continues to be a problem in Summerlin especially if you have had a recent foreclosure or short sale. Lenders are chomping at the bit to come up with safe loan programs which allow the masses of ordinary buyers to purchase a home with a minimum down payment. Stay tuned, especially if the politics of the country continue to move to the right.

Summerlin. Nestled in the foothills on the western rim of the Las Vegas Valley, adjacent to the internationally renowned Red Rock Canyon Conservation Area, is a 22,500 acre master planned community that offers open spaces, views of the Las Vegas strip and the most diverse collection of housing options in southern Nevada.

Summerlin, the model for master planned communities in the United States is still building out with a variety of new models and communities on the western edge of the development. Shopping will include Sephora, Macy’s, Dillards, Trader Joe’s and many more shops and restaurants such as the California Pizza Kitchen.

Henderson: Known as a community of small town values with big city amenities, Henderson is the largest full-service city in the State of Nevada, and its second largest. Known throughout the nation for its premier master planned communities, outstanding schools, hospitals, parks, recreational facilities, and cultural arts programs, Henderson offers an enhanced quality of life for those to choose to work, live and play here.

Upscale neighborhoods such as Anthem Country Club and McDonald Ranch, the age-restricted Sun City Anthem and Club Madiera (with their upscale amenities), to Seven Hills and the surrounding communities, Henderson offers outstanding shopping, restaurants, golf, recreation and education. The construction of new single family homes, condos and townhomes try to keep pace with the demand for those wanting to live in Henderson. The new Inspirada development has something for everyone.
